Development Concept | 9-15 Clifford Street, Suffolk Park

The Suffolk Park community was invited to engage with the project team as they refine a development concept for 9–15 Clifford Street, a prominent site within the village. Community feedback was requested to help inform the design prior to lodgement of a development application with Byron Shire Council.

The proposal has been carefully conceived as a mixed-use development, providing additional housing opportunities while supporting the evolution of the local village centre.

Employment 1 Zoned Land

The E1 portion of the site is proposed to include:

  • ~200m² of retail space across two tenancies fronting Clifford Street
  • Ground-level car parking behind the retail areas
  • Shop-top housing, providing 10 residential units above retail and car parking, including 2 affordable housing units (as per SEPP 2021)
  • Building to sit below the 9m height limit; presenting as two-storey to Clifford Street via generous setbacks and a split-level design

This is the only commercially zoned land in Suffolk Park capable of accommodating additional retail creating opportunities for new food, beverage and neighbourhood retail offerings.

Low Density Residential Area

The rear R2 portion of the site is proposed to accommodate:

  • Six detached family homes, thoughtfully arranged around the site's ecological features

Ecology & Tree Protection

  • All Coastal Pine trees retained and integrated as central landscape features
  • 22 native and exotic trees removed; 100+ new native trees and plants to be planted
  • Dedicated ecological restoration area established on site
  • 11 additional Coastal Pines planted to strengthen the threatened ecological community

Traffic

  • Traffic modelling indicates additional vehicle movements will be minor relative to existing local traffic
  • Ample on-site parking for residents and visitors
  • Well-designed driveway access to minimise conflict with neighbouring properties
  • Development contributions proposed toward Clifford Street intersection upgrades, assisting with long term wider community benefit

Bushfire Safety

  • Dedicated on-site asset protection zones
  • Bushfire-resilient construction materials and methods throughout
  • Improved site planning reduces bushfire risk for current and future residents
